After FIJ’s Story, Abuja Landlord Francis Awoyera Admits Wrong, Refunds Tenant’s Rent – FIJ NG

Francis Awoyera, an Abuja-based landlord, has refunded N416,205.89 in rent to Adeyemi Bankole, his tenant, whose water he cut off in a bid to evict him illegally.
Bankole told FIJ that the landlord made the refund on Thursday after both parties signed a termination agreement which included a clause in which Awoyera admitted to cutting off the water supply to the tenant for a month.
FIJ earlier reported how Awoyera issued a seven-day quit notice to Bankole. That notice violated the Recovery Premises Act 1945 that governs tenancy matters in the Federal Capital Territory.
The eviction came after the tenant offered to pay N750,000 to renew his rent instead of N1 million because he had spent N250,000 repaying accumulated electricity bills a previous tenant incurred.
When the landlord demanded the full N1 million payment and the tenant would not budge, Awoyera cut off the water supply, reported to the police and had them charge his tenant in court for threat to life.

Reacting to the new development, Bankole told FIJ, “Words can’t express how grateful I am to the FIJ team. Thank you all so much, and God will continue to bless you.
“So, on Monday, April 28, 2025, Isyaku Saleh came to my apartment and introduced himself as Awoyera’s lawyer. He then served me a quit notice of six months, which was to start on May 1 and end on October 31.
“But I told him I did not want the house anymore, and I would prefer they prorate my rent and give me back whatever was left. There was no point staying in a house where I no longer had peace of mind.”
Saleh then set up a meeting between the landlord and the tenant, and they agreed on a settlement of terms.
Bankole said, “Part of the signed undertaking conditions and agreement shows he was indeed guilty of disconnecting my water.”
The settlement comes after Bankole spent days in a police cell in Abuja, amid pressure from the landlord to get him to force FIJ to remove published reports on the matter.
He later faced a court charge, but with both parties going their separate ways, it remains to be seen how the matter progresses in court.
